ICYMI, we recently visited a Southern Homes model center to learn all about the home-building process. One of our biggest takeaways? How effortless it can be.

There’s a high demand for Florida homes right now and not a ton of homes available to buy, meaning it’s a seller’s market. Read: It’s a great time to build a home rather than buy, if it’s something you’ve been considering.

Here’s how Southern Homes makes the home-building process simple (in just 6 steps):

1. Get pre-qualified

  • While your lender helps determine your budget + ideal monthly payment, Southern Homes lets you reserve your homesite for free for up to 3 days.
  • Being in the community for ~30 years gives Southern Homes the advantage of having relationships with well-known lenders in the community – see list of preferred lenders.

2. Choose your floor plan

  • Once you’ve been pre-qualified, you can sign your purchase agreement.
  • This includes choosing your floor plan + color selections.

3. Loan + construction planning

  • In this step, you’ll work with your lender to obtain loan approval.
  • Next, your home is turned over to the construction team to begin planning + permitting.

4. Construction begins

  • First, you will meet with your builder to discuss personalized features + approve blueprints.
  • Typical time from signing your contract until construction begins: 3-4 months.

5. Closing

  • Once construction is finished, a new home orientation + closing date will be scheduled.

6. Homecoming

  • After closing, Southern Homes supports you with a 10-year structural home warranty, 2-year systems warranty + 1-year workmanship warranty.
